When most people think about real estate, they think about contracts, negotiations, inspections, and closing day. Those things are certainly important, but at HŌM, we believe our responsibility goes much deeper than simply helping someone buy or sell a house.

The Things That Matter After Closing

Recently, we were helping a seller through a transaction when a buyer's inspection revealed elevated radon levels in the home.

For those unfamiliar, radon is a naturally occurring radioactive gas that can enter homes through the ground. Because it's colorless, odorless, and tasteless, most homeowners have no idea whether it's present without testing.

The buyer requested that the issue be addressed.

Our seller initially questioned whether remediation was necessary. After all, many people have lived in Utah homes for years without ever testing for radon.

Then the perspective shifted.

The buyer wasn't just thinking about themselves. They had a newborn baby at home.

Suddenly, the conversation wasn't about a repair request anymore. It became about protecting a child and giving a family peace of mind.

That's a reminder we all need from time to time.

Many of the decisions we make today aren't just for us. They're for our children, grandchildren, and the people who will come after us.


What Is Radon and Why Should Homeowners Care?

Utah has some of the highest naturally occurring radon levels in the country. Because of our geology and soil conditions, elevated radon can be found in homes throughout Salt Lake County, Utah County, Cache Valley, and many other areas across the state.

Long-term exposure to elevated radon levels is considered one of the leading causes of lung cancer among non-smokers. The EPA recommends taking action when radon levels reach or exceed 4.0 pCi/L, which is the threshold most inspectors and mitigation professionals use when evaluating homes.

The good news is that testing is simple, and if elevated levels are found, mitigation systems are highly effective and relatively affordable compared to many major home repairs.
